The EPC Rating Estimator predicts what Energy Performance Certificate band your home is likely to achieve based on age, construction, glazing, insulation, heating system and renewables. It is an estimate based on the same factors that drive the official Reduced Standard Assessment Procedure (RdSAP) calculation, but it is not a substitute for an accredited EPC assessor — it cannot be used for letting a property or for grant applications.

How this calculator works
Each input adjusts a starting score derived from property age (pre-1900 = 25 points, post-2012 = 85 points). We add or subtract points for property type (terraced > semi > detached for heat-loss reasons), glazing, wall insulation, loft insulation, heating type and solar PV. Bands map to the same score thresholds as the official RdSAP methodology — A: 92+, B: 81-91, C: 69-80, D: 55-68, E: 39-54, F: 21-38, G: under 21.

Is this the same as an official EPC?
No — only an accredited Domestic Energy Assessor can issue a valid EPC. This tool models the same major factors but a real EPC also captures floor area, party-wall configuration, hot water cylinder type and other details we don't ask for. Use this as a planning tool, not a regulatory one.
How long does a real EPC last?
A residential EPC is valid for 10 years from issue. You can find any UK property's current EPC for free at find-energy-certificate.service.gov.uk.
Why does my EPC matter?
It affects mortgage availability (some lenders charge a premium for sub-C properties), letting eligibility (rented properties must hit E from 2025 and likely C from 2030), and is required for grant applications including ECO4 and the Great British Insulation Scheme.
What is the cheapest way to improve an EPC?
Loft insulation top-up to 270mm is usually the highest return — about £400 for a typical loft and 4-6 points on the EPC. Cavity wall insulation and switching to LED lighting are next.
Can I get a free EPC?
Sometimes. Eligible homes under the Great British Insulation Scheme or ECO4 receive a free assessment as part of the grant process. Otherwise, expect to pay £60-£120 for a private assessment.
