Energy efficiency upgrades cut heating bills by hundreds

Energy efficiency upgrades are saving UK households hundreds of pounds a year on heating bills, according to a series of case studies published by Yahoo News UK. The report follows 12 homes across England and Wales that installed measures ranging from cavity wall insulation and loft top-ups to air-source heat pumps and solar PV. The average saving: £340 a year per household, enough to cover nearly three months of the current price cap.

As reported by Yahoo News UK, the biggest single savings came from heat pump installations, up to £480 a year, while insulation measures alone delivered between £80 and £200 annually. The findings are striking, but the real question for most homeowners is: how do I get those savings, and what will it cost me upfront?

Who qualifies, and who doesn’t

The grants landscape is patchy. The Great British Insulation Scheme, launched in 2023, covers cavity wall and loft insulation for homes with an EPC rating of D or below and a council tax band A–D in England. The Boiler Upgrade Scheme offers £7,500 off an air-source heat pump, but only if you own your home and have a gas or oil boiler to replace. Solar PV grants are scarcer, the Smart Export Guarantee pays for surplus electricity exported to the grid, but not for the panels themselves.

Renters are largely excluded. Private tenants need landlord permission for most upgrades, and social housing residents rely on the Social Housing Decarbonisation Fund. The result: the households most likely to benefit are owner-occupiers with a bit of upfront cash or access to a 0% energy-saving loan from schemes like the Green Deal, though the latter has seen take-up slump since 2015.

What it costs a typical 3-bed semi

Let’s be concrete. A 1970s semi-detached house in Milton Keynes with a gas boiler, no loft insulation, and single glazing will cost roughly £2,200 a year to heat at the current price cap (24.5p/kWh for electricity, 6.2p/kWh for gas). Installing 270mm loft insulation (£400–£600), cavity wall insulation (£500–£800), and A-rated double glazing (£4,000–£6,000) could cut the bill to around £1,500, a saving of £700 a year. Payback period: seven to nine years.

Adding an air-source heat pump (£12,000–£15,000 before the £7,500 grant) pushes the upfront cost higher, but the running cost drops further: a well-installed heat pump in a well-insulated home costs about £1,100 a year to run, saving £1,100 versus gas. With the grant, payback is five to seven years. Solar panels (4kW system, £5,000–£7,000) can shave another £300 off the electricity bill, reducing total heating and power costs to under £1,000 a year.

The EPC impact, and what it means for selling

Energy Performance Certificate ratings matter more than ever. The government has proposed raising the minimum EPC rating for rented homes from E to C by 2028, and for owner-occupied homes by 2035 (though that target is not yet law). A home moving from D to C can add 3–5% to its sale price, according to data from Nationwide and the Energy Saving Trust. On a £300,000 property, that’s £9,000–£15,000 of extra value, more than the cost of most insulation upgrades.

But the catch is timing. The Boiler Upgrade Scheme ends in March 2027, and the Great British Insulation Scheme’s funding is limited. Ofgem figures show that only 60,000 homes have been upgraded under the insulation scheme since its launch, far short of the 300,000 target. Households that wait risk losing grant availability and paying full price.

What to do, and by when

If you own a home with an EPC rating of D or below, book a free survey through the Energy Saving Trust’s local advice line (0800 444 202) or check eligibility on the gov.uk page for the Great British Insulation Scheme. For heat pumps, get at least three quotes from MCS-certified installers. The Boiler Upgrade Scheme voucher must be applied for before installation, and the installer will handle the paperwork. Solar panels: check the Smart Export Guarantee rates in your region, they vary from 1p/kWh to 15p/kWh depending on the supplier. Act before March 2027 to lock in the heat pump grant. Your heating bill, and your EPC, will thank you.
