The irony is that the UK is now a net exporter of electricity some days, thanks to wind and solar. But because the marginal price of electricity is still set by gas under the current market design, a gas spike pulls up the cost of every kilowatt-hour, even one generated by a British wind farm. That is the flaw that campaigners and the Energy Security Secretary have called ‘broken’. A typical 3-bed semi with no solar or battery sees its whole bill rise. A home with solar panels and a battery, especially one paired with a heat pump, can draw stored power during peak hours and cut grid purchases by 60-70%.

The Boiler Upgrade Scheme currently offers £7,500 off a heat pump installation. That is roughly half the typical cost. Combined with good insulation, a heat pump can reduce gas consumption by 100%. For homeowners with off-street parking, an EV charger can further shift load to cheap overnight tariffs.

EPC ratings and resale value in a volatile market

An Energy Performance Certificate rates homes A to G. A home rated C or above typically sells for 5-10% more than an identical D-rated property, according to government data. Upgrades that improve EPC, cavity wall insulation (£500-1,500), loft insulation (£300-600), solar panels (£5,000-6,500), also reduce exposure to gas price volatility. The government’s proposed Future Homes Standard will require new builds to be low-carbon from 2025. Existing homes will face pressure to upgrade, especially if mortgage lenders start linking rates to EPC ratings, as several have signalled.

What this misses is timing. The cheapest time to insulate a loft is before winter. The cheapest time to install a heat pump is before the next gas crisis. Waiting until the news cycle turns ugly means paying peak installer rates and waiting months for a slot. The Energy Saving Trust recommends booking surveys now for work in early autumn.

Three things to do this month

First, check your EPC rating on gov.uk. If it is D or below, get quotes for loft and cavity wall insulation, the most cost-effective measures. Second, assess whether your roof is suitable for solar. The Smart Export Guarantee pays you for surplus power, and a 4kW system can save £200-400 a year on bills. Third, if your gas boiler is over 10 years old, consider replacing it with a heat pump before the next supply shock. The Boiler Upgrade Scheme is open until at least 2028, but installer demand is rising. Households on standard variable tariffs can apply through gov.uk from 4 November.
